How to clean and prevent black mold in closet?« Back to Previous Page

We've lived here for 2 years and just noticed these small black speckles appearing in the corner of our master bedroom closet, especially on the leather bags and shoes we have stored there. I think it might be because the closet is on the same wall as our ensuite bathroom. What's the best and safest way to clean this off our belongings and treat the wall to stop it from coming back?

Based on the description of its location adjacent to a bathroom wall and the appearance of black speckles on leather goods, this is a classic case of condensation-induced mold growth, extremely common in Dubai due to high ambient humidity and continuous air conditioning creating thermal bridges. The wall likely has a lower temperature, causing moisture from the humid bathroom air to condense, providing the perfect environment for mold, typically Cladosporium or Aspergillus niger.

For immediate cleaning of your leather items, use a solution of 70% isopropyl alcohol and 30% distilled water. Apply it sparingly with a soft, clean cloth in a circular motion, then allow the items to dry completely in a well-ventilated area away from direct sunlight. Do not use bleach or excessive water, as this can damage the leather.

However, cleaning the belongings is only a temporary fix. The root cause is the moisture issue within the wall cavity. The wall itself must be properly inspected and treated. For a small area, you can carefully clean the wall surface with a commercial fungicidal cleaner approved for use in the UAE (ensure it is from a reputable supplier like Saniservice to avoid substandard products). After cleaning, the area must be dried thoroughly.

Crucially, the underlying cause must be addressed. This involves identifying the source of moisture ingress, which could be a small plumbing leak from the ensuite or, more likely, condensation due to inadequate wall insulation or bathroom ventilation. The bathroom exhaust fan should be verified for proper operation and ducting.

For a definitive solution and to ensure the mold has not proliferated inside the wall, a professional inspection is strongly recommended. Our certified inspectors use thermal imaging cameras to pinpoint moisture sources and conduct air and surface sampling to identify the mold species and concentration, which guides the remediation protocol in compliance with Dubai Municipality guidelines.
