How to clean and prevent mold after AC leak?« Back to Previous Page

Our AC unit in the bedroom closet has been leaking a bit, and now I’ve spotted small black patches of mold on the back wall and on some of our shoes stored in there. I had maintenance fix the leak, but I’m worried the mold will just come back in this humid weather. What’s the best way to clean this properly and prevent it from happening again?

The black patches you've described are a direct result of the AC condensate leak, which created the perfect environment for mold growth: moisture, organic material (dust, shoe leather), and the warm, humid climate of Dubai. Simply fixing the leak is the first step, but proper remediation is critical to prevent recurrence and potential health issues.

For a small, contained area, you can begin by cleaning non-porous surfaces like the wall with a solution of detergent and water. However, it is imperative that you wear an N95 mask, gloves, and eye protection to avoid inhaling spores or causing skin irritation. Porous materials like the affected shoes are extremely difficult to clean thoroughly and may need to be discarded.

The core issue in Dubai's climate is that the high humidity (often exceeding 80-90%) will constantly seek to reintroduce moisture. After cleaning, the area must be completely dried using dehumidifiers and fans. Merely wiping the surface is insufficient; moisture can remain within the wall cavity, leading to regrowth. A professional-grade antimicrobial coating is often applied to the treated area to inhibit future growth.

For a situation like this, where mold is visible due to a known water event, a professional inspection is highly recommended. We use thermal imaging cameras to identify hidden moisture within walls and HVAC ducts that are not visible to the naked eye. Our certified technicians follow UAE standards for mold remediation to ensure the problem is solved at its source. To prevent this from happening again, ensure regular HVAC maintenance checks are scheduled to catch leaks early, and consider using a standalone dehumidifier in enclosed storage areas.
