How to clean and prevent recurring black mold spots?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a bunch of black spots appearing along the corner where the wall meets the ceiling in our master bedroom. The AC unit is right there and it's been running non-stop since summer started, so the room is always cold while the rest of the house is warm. What's the best way to get this properly cleaned and treated so it doesn't come back?

The black spots you're describing are a classic case of surface mold growth, almost certainly caused by condensation due to the temperature differential between your cold bedroom and the warmer, humid air in the rest of the villa. This is an extremely common issue in Dubai, where high ambient humidity meets constant air conditioning. The cold surface of the wall and ceiling around the AC unit acts as a condensation point, creating the perfect damp environment for mold spores, which are always present in the air, to colonize.

For a small, localized area, you can clean it yourself using a solution of diluted detergent or a specialized mold remover. However, it is critical to wear an N95 mask and gloves to avoid inhaling spores or causing skin irritation. Simply wiping it is not a solution; the underlying moisture problem must be addressed. The root cause is the condensation, not the mold itself, which is merely a symptom.

To prevent recurrence, you must eliminate the condensation. First, ensure your AC unit is serviced and that the drain line is not clogged, causing excess humidity. Secondly, and most importantly, adjust the AC temperature. Maintaining a room temperature no lower than 20-22°C significantly reduces the thermal shock that causes condensation. Using a dehumidifier in conjunction with the AC can also help manage moisture levels.

For a proper and lasting resolution, I strongly recommend a professional inspection. We need to assess the extent of the growth, identify any hidden moisture within the wall cavity, and perform a hygienization treatment using professional-grade, UAE-approved biocides that inhibit future growth. This ensures the problem is solved to Dubai Municipality standards. For a certified assessment and remediation plan, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com.
