How to clean and prevent wall mold from AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below, and now I’ve spotted a few small black patches forming on the base of the wall nearby. It’s been so humid lately that I’m worried it’s going to spread quickly. What’s the most effective way to clean this and prevent it from coming back, especially in our climate?

First, stop the leak. The moisture source must be eliminated before any cleaning is effective. Contact your building's maintenance to fix the AC drain line or condensation issue immediately. In Dubai's high humidity, even a small leak creates a persistent damp environment where mold thrives.
For cleaning small patches, wear an N95 mask and gloves. Do not simply wipe or paint over it, as this spreads spores. Scrub the affected wall area with a mixture of detergent and water, then disinfect with a solution of one part white vinegar to four parts water or a dedicated mold-cleaning product. Allow the area to dry completely using a fan; this is critical in our humid climate where evaporation is slow. Preventing recurrence requires controlling humidity. Ensure your AC is correctly sized and running consistently to dehumidify the air, even when you're out. Use exhaust fans in bathrooms and kitchens. For persistent dampness, a standalone dehumidifier can help maintain indoor humidity below 60%, the level where mold growth is significantly inhibited. For any mold covering more than a few square feet, or if it returns after cleaning, a professional inspection is recommended. They can identify the exact species (like whether it's the more concerning Stachybotrys or a common Cladosporium) and assess if the moisture has penetrated deeper into the drywall or insulation, which requires remediation. In many cases here, what appears as surface mold is just the visible part of a larger problem behind the wall. |
