How to clean and stop AC leak mold for good?« Back to Previous Page

The AC in my apartment seems to be leaking a little water onto the carpet in our third bedroom, which we barely use. Now that I've checked, I can see a few small black spots starting to form on the skirting board behind the door. With the humidity rising again, I'm worried it's going to get a lot worse. What's the best way to clean this and stop it from coming back for good?

The black spots are likely mold from the AC condensate leak. First, address the moisture source; the AC drain line is probably clogged, a very common issue in Dubai due to dust and year-round usage. A certified HVAC technician can clear the blockage to stop the leak permanently.

For cleaning the small area on the skirting board, wear an N95 mask and gloves. Scrub the spots with a solution of detergent and water. Avoid using bleach, as it doesn't prevent regrowth and can damage surfaces. Dry the area thoroughly with a fan immediately after cleaning.

However, mold on porous materials like drywall or wood often grows deeper than visible. If the spots return quickly or the area is larger than a square foot, the material may need professional removal. In high-humidity climates, hidden mold within walls or under carpets is a frequent concern after a leak.

To prevent its return, ensure the room is well-ventilated and the AC is serviced regularly to maintain proper drainage and humidity control. For a definitive assessment of the mold type and extent, a professional inspection with moisture mapping and possibly lab testing of a sample is the most reliable approach. This identifies the species and confirms the space is truly dry and safe.
