How to clean and stop AC mold on wall?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the bedroom curtain, and now I'm seeing these dark grey speckles spreading there. We've had the AC running 24/7 for months to combat the humidity, and I'm worried the dampness is creating a perfect spot for mold. What's the best way to clean this off the wall and, more importantly, how can I stop the condensation from the AC unit to prevent it from coming back?

The dark grey speckles are likely mold growth caused by the condensation from your AC leak. In Dubai's high humidity, this constant dampness creates an ideal environment for it.

First, address the moisture source. The AC unit likely has a clogged condensate drain line or a misaligned drain pan, which is common when units run continuously. A certified HVAC technician can clear the blockage and ensure proper drainage, stopping the leak at its source.

For cleaning the existing mold on a non-porous painted wall, wear an N95 mask and gloves. Wipe the area with a solution of detergent and warm water. Avoid bleach, as it doesn't prevent regrowth and can damage paint. After cleaning, ensure the wall is thoroughly dried. For porous surfaces like drywall, the infiltration may be deeper, and cutting out and replacing the affected section is often necessary.

To prevent recurrence, maintain indoor humidity below 60% using a dehumidifier if needed. Ensure your AC’s filters are cleaned or replaced monthly during peak use. Improve air circulation around the unit and behind the curtain. If the speckles return quickly, cover a large area, or if anyone experiences respiratory issues, the mold may be more established. In such cases, a professional inspection with surface and air sampling is recommended to identify the species and extent of the problem, as mandated by Dubai Municipality guidelines for indoor air quality.
