How to clean black mold and prevent it from returning?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a while, and now I’ve found black mold all over the back wall and on some of our shoes. We had a guy come to fix the leak last week, but I’m terrified the mold will just come back with the summer humidity. What’s the best way to clean this off the walls and belongings properly and is there anything I can do to stop it from happening again?

The black mold you've described is a serious concern, particularly given its location on porous materials like drywall and shoes. The initial leak from your AC unit created the perfect environment for mold growth, which is exacerbated by Dubai's high humidity levels that allow spores to thrive even after the primary water source is addressed.

Proper remediation is a multi-step process. For the wall, the affected drywall is likely compromised and should be carefully removed and disposed of by a professional team wearing appropriate PPE (P2 respirators, gloves, goggles). The underlying structure must be HEPA vacuumed, sanded, and treated with an EPA-approved antimicrobial solution. Non-porous belongings like shoes can potentially be salvaged through rigorous cleaning with specialized detergents, but porous items are often unsalvageable. Crucially, the AC system itself must be inspected. The leak indicates a potential condensate drain line blockage or insulation failure, and the internal evaporator coils and drip pan are likely contaminated, turning the entire unit into a mold-spore dispersal device.

To prevent recurrence, the repaired area must be completely sealed with a mold-resistant primer before repainting. Addressing the humidity is key. Ensure your AC is correctly sized for the space and well-maintained, with regular servicing to clean drains and coils. Using a dehumidifier in conjunction with your AC, especially during the peak summer months, can maintain indoor humidity levels below 50%, effectively inhibiting mold growth.

Given the extent of the growth and the HVAC involvement, this is not a DIY project. Improper handling can aerosolize toxins and spread contamination. Our certified technicians at Saniservice use advanced containment, air scrubbing, and fogging techniques to ensure complete eradication, in full compliance with Dubai Municipality's health and safety standards.
