The AC in my bedroom closet has been leaking a little bit, and now I’ve found a patch of black mold on the back wall and on some of my shoes. The core issue is that a fixed leak doesn't address the residual moisture trapped within the wall cavity or under flooring. Second, proper remediation involves removing and replacing any water-damaged porous building materials (drywall, insulation) that cannot be dried completely. Simply repainting or surface-treating will fail. To prevent recurrence, ensure the AC unit is serviced and its condensate drain line is cleared and treated with an algaecide quarterly to prevent future blockages. Maintain indoor humidity levels below 60% using a dehumidifier, especially during the more humid winter months. This combination of addressing hidden damage and controlling the indoor climate is the only way to prevent it from coming back for good. |
