My AC unit in my bedroom has been leaking a bit of water onto the floor, and now I’m seeing black spots forming on the wall behind the curtain. It's been humid lately and I’m worried it’s spreading. What’s the best way to clean this off the painted wall and who should I call to fix the AC drip so it doesn’t come back?

The black spots are likely mould caused by the combination of the AC condensate leak and Dubai's high humidity. For a small patch on a painted wall, you can clean it yourself by first protecting yourself with an N95 mask and gloves. Mix a solution of one part white vinegar with four parts water, or use a diluted bleach solution (one part bleach to ten parts water), and scrub the area. Never mix chemicals. Ensure the room is well-ventilated.

However, this only addresses the surface symptom. The AC unit's continuous drip is the root cause, and moisture has likely penetrated the wall, allowing mould to grow inside where you cannot see it. A temporary surface clean will not stop it from returning.

You need two professionals. First, a certified HVAC technician must repair the AC condensate drain line or pan to stop the leak permanently. Second, for the wall, a mould assessment specialist can determine the extent of the hidden damage. In many Dubai villas, this requires invasive moisture meters and possibly removing a section of drywall to dry the cavity properly and treat the structure, preventing long-term damage and health concerns from airborne spores.
