How to clean mold and fix an AC leak?« Back to Previous Page

The AC unit in our Jumeirah villa seems to be leaking a little bit of water onto the carpet in the master bedroom. It's been happening on and off for a couple of months, but now we're starting to see a few small black spots on the skirting board behind the curtain. I'm worried this could become a bigger mold issue, especially with the humidity.
What’s the best way to clean this small area and who should I call to fix the AC leak to prevent it from happening again?

Based on the symptoms you've described, this is a classic case of localized mold growth caused by a chronic AC condensate leak, a very common issue in Dubai's climate. The continuous high humidity and year-round AC operation mean even a minor leak can quickly lead to a mold problem.
For the small black spots on the skirting board, do not attempt to clean it with bleach. This can worsen the situation by adding moisture and only bleaches the surface pigment, leaving the root structure intact. For a very small area (less than 1 square foot), you can carefully wipe the surface with a rag dampened with a diluted detergent solution or a specialized EPA-approved mold cleaner, followed by a wipe with a dry rag. Always wear an N95 mask and gloves. However, this is only a temporary surface fix. The critical step is addressing the source. The AC leak must be fixed by a certified HVAC technician. The most common causes are a blocked condensate drain line, a cracked drain pan, or improper installation/leveling of the unit. Simply cleaning the visible mold without stopping the water intrusion is futile. I strongly recommend a professional inspection. The water may have wicked into the wall cavity or under the carpet padding, creating a hidden reservoir for mold that is not visible. Our certified mold inspectors use moisture meters and thermal imaging cameras to accurately assess the full extent of the damage behind surfaces. For a proper and permanent resolution, you need a two-pronged approach: a licensed HVAC company to permanently repair the AC leak, and a professional remediation company like Saniservice to conduct an inspection, perform any necessary mold testing, and ensure the affected building materials are properly dried and remediated to Dubai Municipality standards. To schedule a comprehensive inspection and get a definitive solution, call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com. |
