How to clean mold from AC leak and fix it?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Park has been leaking a bit of water onto the carpet, and now I’m seeing a few small black spots forming on the skirting board behind the bed. It's been super humid the last few weeks and I'm worried it's mold. What's the best way to clean this immediately and who should I call to fix the AC leak to stop it for good?

The situation you're describing in Jumeirah Park is extremely common in Dubai due to our high humidity levels and year-round reliance on AC systems. The black spots on the skirting board are almost certainly active microbial growth, fueled by the moisture from the leaking AC unit.

For immediate, small-scale cleaning, you can use a solution of distilled white vinegar and water (1:1 ratio). Wear an N95 mask and gloves. Wipe the affected area, but do not scrub aggressively as this can aerosolize spores. This is only a superficial measure.

Crucially, you must address the source. A leaking indoor AC unit typically indicates a clogged condensate drain line or a faulty drain pan. This is not a DIY fix and requires a certified HVAC technician to properly diagnose and repair it. They will clear the drain line, ensure the pump is working, and correct the slope of the pan to prevent future leaks.

However, what you see on the surface is often just the tip of the iceberg. Moisture can wick into the porous skirting board and the underlying structure. A professional inspection is highly recommended to assess the full extent of the contamination using moisture meters and thermal imaging. Our certified mold assessors at Saniservice can conduct this inspection, provide a detailed remediation protocol, and, if necessary, perform the remediation to Dubai Municipality and DM guidelines, ensuring the problem is solved completely and safely.

To properly fix the leak and ensure the mold is thoroughly addressed, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment.
