The AC in my bedroom in our Jumeirah apartment seems to be blowing out a faint, damp smell every time it kicks on. I wiped around the vent and found some black speckles on the cloth. With the humidity coming back, I’m really worried it’s going to get worse and affect our health. What’s the most effective way to clean the AC unit and vents myself to stop this mold from spreading, and should I call the building maintenance as well?

A faint damp smell and black speckles from your AC vent are common signs of surface mold growth, often triggered by Dubai's high humidity and constant condensation inside units. For immediate surface cleaning, turn the AC off at the circuit breaker. Wear an N95 mask and gloves. Use a microfiber cloth dampened with a solution of white vinegar or a diluted bleach mix (one part bleach to four parts water) to wipe the visible interior surfaces of the vent cover and the immediate duct opening. Allow it to dry completely before turning the power back on.

This method only addresses visible surface mold on the vent. The core of the problem is almost certainly inside the AC unit's evaporator coils and drip pan, where condensation creates a perpetual damp environment. This internal cleaning requires specialized tools and biocides to access and treat properly; DIY attempts often just spread spores or miss the primary contamination source.

You should absolutely inform your building management or landlord. Under Dubai regulations, maintaining the central AC system, including the internal air handling units and ductwork, is the building owner's responsibility. They should dispatch their maintenance team to perform a thorough internal cleaning and inspection. If the odor persists after their service, or if anyone in the household experiences respiratory irritation, a professional mold inspection with air or swab sampling can identify the specific species and concentration, which dictates the necessary remediation steps.
