The AC in my apartment in Jumeirah Village Circle seems to be leaking a little bit of water onto the carpet below the vent. I’ve been wiping it up, but now I’m worried that the dampness inside the wall or under the carpet pad is causing mold we can't see, especially with the summer humidity. What’s the best way to properly dry this area out and prevent a mold problem from starting?

That dampness under the carpet pad is a serious concern in our climate, as hidden mold can start growing within 24-48 hours in Dubai's humidity.

First, stop the leak. Turn off the AC unit to prevent more water from accumulating. The most common causes are a clogged condensate drain line or a disconnected drain pipe, which an HVAC technician can quickly address.

For drying, wiping the surface isn't enough. You must lift the wet section of carpet and remove the underlying pad, which acts like a sponge. Use fans and a dehumidifier directly on the exposed subfloor and the back of the carpet for at least 24-48 hours. Merely blowing air on the carpet surface will trap moisture underneath, creating a perfect environment for mold.

After the area is completely dry—verified by touch and a moisture meter if possible—install new carpet padding before relaying the carpet. Reusing the old, damp pad will reintroduce moisture and mold spores.

Given the leak has been ongoing, a professional inspection is highly recommended. Jumeirah Village Circle's high humidity means mold can proliferate inside the wall cavity around the AC ducting. An inspector using a borescope can check inside the wall for growth without destructive testing. If a musty odor is present, this is a strong indicator hidden mold is already there.
