how to dry and clean ac leak to prevent mold?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the unit. I’ve noticed a small dark patch that feels damp and has a weird, earthy smell, especially when I first get home. I’m really worried it’s turning into mold. What’s the best way to dry this out and clean it to prevent it from spreading before it becomes a bigger problem?

Your damp carpet and musty smell indicate mold is likely already forming. Dubai's high humidity accelerates this process, turning a small leak into a significant problem within days.

First, stop the moisture source. Turn off the AC unit to prevent further leaking and contact your building maintenance to fix the condensate drain line, which is the most common cause. For drying, move furniture and completely expose the area. Use absorbent towels to blot as much water as possible. A wet-dry vacuum is far more effective if you have access to one. Then, run a dehumidifier directly over the spot and point a powerful fan at the carpet to circulate air; this is critical in our humid climate where natural drying is insufficient. You must lift the carpet to dry the underlay and floor slab beneath, as hidden moisture is the real problem.

For cleaning, once the area and the materials underneath are completely dry, scrub the visible stain with a solution of detergent and warm water. Avoid bleach, as it only removes color and doesn't kill mold roots. A more effective DIY solution is white vinegar.

Given the persistent earthy odor, which is a hallmark of microbial growth, the mold has likely penetrated deep into the carpet fibers and underlay. Professional inspection is strongly advised, as hidden growth within the AC unit or under the flooring is common. A certified mold assessment, including air and surface sampling analyzed by a microbiology lab, is the only way to verify the type and extent of contamination and ensure it is properly remediated.
