How to find a mold inspector for a wall leak?« Back to Previous Page

The AC in our villa in Jumeirah Park has been leaking a little bit for a while, and now we’re seeing these small black spots appearing on the wall behind the bedroom curtain. I’m worried it’s spreading inside the wall cavity where we can’t see it. What’s the best way to find a mold inspector who can do a proper assessment with thermal imaging or something to see the full extent?

Look for a certified mold inspector who uses thermal imaging and moisture meters to assess the extent of the leak behind the wall. In Dubai's climate, what you see on the surface is often a small indicator of a larger moisture problem within the wall cavity from constant AC condensation.

Verify their credentials; a reputable inspector should hold certifications like the IICRC (Institute of Inspection, Cleaning and Restoration Certification). They should provide a comprehensive report that includes the moisture readings, thermal imaging photos showing the spread, and the scope of the issue. Avoid companies that immediately offer remediation without first providing this diagnostic evidence.

For a situation like yours with a long-term leak, a professional inspection is strongly recommended. They can identify the full extent of the damage, which is critical for planning effective remediation and preventing future growth. The final report should clearly outline the cause, the affected areas (both visible and hidden), and the necessary steps for repair.
