Look for a company that specializes in building diagnostics and moisture mapping, not just a basic AC service. The root cause is almost always a hidden water leak or a chronic condensation issue within the ductwork or insulation, which requires specialized equipment to pinpoint.
A proper inspector will use a borescope to look inside your ducts and a thermal imaging camera to identify temperature differentials and damp patches inside walls. They should also use a moisture meter on walls and surfaces to quantify the problem. In Dubai’s climate, with high humidity and year-round AC use, condensation on cold surfaces is a very common hidden culprit. The most critical factor is that the inspection must be independent from the remediation company. This avoids a conflict of interest where the finder is also the fixer. You want an unbiased assessment that tells you exactly where the moisture originates so you can have it repaired first; treating the mold without fixing the water source is a temporary solution.
