My kids have been coughing non-stop for the past couple of weeks, and I'm starting to worry it's more than just a cold. I noticed a patch of black spots behind the wardrobe in our master bedroom, which is right next to their room, and the whole area has a damp, earthy smell. A proper inspection involves moisture mapping with a thermal camera and a borescope to check inside walls, as the visible spot is often just the tip of the problem. Crucially, they should take air and surface samples for lab analysis to identify the specific mold species, like Stachybotrys ("black mold"), which is a health concern, or the more common Cladosporium. This lab report is essential to understand the risk to your family.

In older Jumeirah buildings, leaks from aging AC drain lines or condensation within walls are common sources. Be wary of any "inspector" who also offers to do the remediation without a separate, independent test to verify it was done correctly—this is a conflict of interest.
