How to find and eliminate closet moisture for good?« Back to Previous Page

Our master bedroom closet on the outside wall has started getting black speckles on the leather bags and shoes we stored there. We’ve lived in this Marina apartment for two years and it’s only been an issue since this past winter. I’m worried it’s spreading from the wall itself and I want to fix the cause, not just clean the surface. What’s the most effective way to find and eliminate the moisture source for good?

Closet moisture in a Marina apartment is almost always due to condensation from a hidden thermal bridge or a slow leak. The outside wall location and the fact it started this winter are major clues. In Dubai, our "winter" is when outdoor humidity is highest and we often turn off AC, removing the primary dehumidifier from the equation. The wall likely gets cold from the outside air, and warm, humid indoor air condenses on it inside the closet, creating the perfect environment for mould.
First, inspect the wall thoroughly. Feel for any dampness or cold spots. Check the adjacent bathroom for any plumbing leaks that could be migrating through the wall. Look closely at the ceiling and floor of the closet for signs of a leak from the apartment above or a pipe chase. A non-invasive moisture meter is the best tool to find hidden dampness within the wall cavity itself. For a permanent fix, you must address the root cause. If it's condensation from thermal bridging, the solution may involve improving the wall's insulation or ensuring constant, low-level airflow into the closet to prevent stagnant, humid air from settling. For any leak, the source must be repaired by a qualified technician. Surface cleaning alone will fail, as the mould will return from within the wall. Given the construction complexities in high-rises, a professional inspection is highly recommended. They use thermal imaging cameras to visually identify cold spots and moisture meters to quantify the problem behind the surface. This evidence-based approach is the only way to guarantee the moisture source is found and properly remediated, not just the visible mould cleaned. |
