How to find and fix dampness in my Jumeirah bedroom closet?« Back to Previous Page

Our master bedroom closet on the outside wall has started to feel damp, and we just found some black speckles on a few of our leather bags stored inside. We're in an older building in Jumeirah and I'm worried the problem is coming from the recent heavy humidity. What’s the best way to find the source of this moisture and get a proper inspection to stop it from spreading?

The dampness and black speckling you're observing in your Jumeirah bedroom closet are classic indicators of a mold issue, a common problem in older Dubai buildings exacerbated by our high ambient humidity and year-round air conditioning use. The source of moisture is critical to identify and is likely one of three things: interstitial condensation within the external wall cavity due to the temperature differential between the cooled interior and the hot, humid exterior; a minor breach in the building envelope allowing moisture ingress; or condensation from the AC system itself, such as a blocked condensate drain line.

A proper inspection is not a visual assessment alone. It requires specialized equipment. Our certified technicians use thermal imaging cameras to identify cold spots and hidden moisture within walls, moisture meters to quantify the dampness level in building materials, and borescopes to visually inspect inside wall cavities without destructive testing. Air and surface sampling are then conducted to identify the specific mold genus, which is crucial for determining the appropriate remediation protocol, as per UAE health and safety guidelines.

Attempting to clean this without identifying and rectifying the moisture source is a temporary fix. The mold will return. Given the location on an external wall and the potential for concealed damage, I strongly recommend a professional inspection.
