How to find and fix mold source in closet wall?« Back to Previous Page

Our master bedroom closet, which is on an interior wall, has a persistent damp smell even though we keep the AC running constantly. I pulled out some winter clothes I stored and found several jackets with small black speckles on the shoulders. I’m worried the mold is coming from inside the wall itself, maybe from a hidden leak or just the extreme humidity. What’s the most effective way to find the actual source and treat it so it doesn’t just come back?

A persistent damp smell and visible mold on stored items in an interior wall closet strongly suggests a hidden moisture source. The constant AC can mask the issue but doesn't solve it, as cool interior walls in Dubai's humidity are prime for condensation if insulation is compromised.

The most effective first step is a professional inspection using a thermal imaging camera and moisture meter. This non-invasive method can pinpoint condensation cold spots or a hidden leak within the wall cavity without unnecessary demolition. For villas, a common source is a leaking pipe from the bathroom on the other side of the wall.

Simply wiping the visible mold is a temporary fix; the source must be addressed. Remediation involves controlled removal of affected drywall, treating the cavity with antimicrobial solutions, and repairing any leaks. Crucially, the area must be dried to a specific moisture content with industrial equipment to prevent immediate regrowth. Post-remediation verification, often through air or surface sampling, is the standard to confirm the environment is dry and stable.

Given the high humidity, consider installing a small positive pressure vent from the AC into the closet to reduce stagnant, moist air. For a confirmed internal leak, Dubai Municipality's building regulations typically hold the building owner or property management responsible for fixing the structural issue causing the water intrusion.
