How to find and permanently fix hidden moisture causing mold?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. The weird thing is, our maid cleans regularly and we never had this issue in our old villa in Al Barsha. I'm worried it's from the AC or maybe a small leak we can't see. What's the best way to find the source of the moisture and permanently fix this so it doesn't come back?

Based on your description of a black patch on an exterior wall in your master bedroom closet, this is a classic indicator of a hidden moisture issue, very common in Dubai's climate. The combination of high external humidity and year-round air conditioning creates significant temperature differentials, leading to condensation within wall cavities, especially if insulation is inadequate. This is often the case, even in newer constructions.

The first step is a professional inspection to definitively locate the moisture source. We use non-invasive tools like thermal imaging cameras to identify temperature anomalies and pinpoint cold spots (thermal bridging) or active leaks behind the wall. Moisture meters are then used to quantifiably confirm the moisture levels within the building material. This is critical; simply wiping away the mold without addressing the underlying water activity guarantees its return.

The moisture could be from several sources: a tiny breach in the external waterproofing allowing desert dew or occasional rain ingress, condensation from an AC supply duct running inside that wall, or even a poorly sealed window frame above. Permanent remediation involves fixing this source—whether it's repairing the external façade, insulating cold water pipes, or improving ventilation. The mold itself must then be professionally removed using EPA-approved protocols, not just bleach, which only removes the surface stain and not the root structure.

For a thorough investigation and a permanent solution that complies with Dubai Municipality's strict health and safety standards, I strongly recommend a certified assessment.
