How to find and stop closet mold in Jumeirah villa?« Back to Previous Page

Our master bedroom closet on the outside wall has started getting patches of black mold on the leather shoes and bags we store in there. We've lived in our villa in Jumeirah for a few years, but this just popped up over the last couple of months. I'm constantly running the AC, so I'm confused about the moisture source. What's the best way to find the cause and stop it from ruining more of our things?

The most likely cause is condensation from a thermal bridge in that outside wall, a common issue in Dubai villas. Even with constant AC, the wall itself can become significantly colder than the interior air, causing moisture to condense on its surface inside the closet—a perfect, hidden environment for mold. The leather items then absorb this dampness.

First, move all unaffected items out immediately to prevent further damage. To find the source, inspect the wall and floor for any subtle cracks or gaps in the sealant that might be letting in humid air. Check the closet’s ventilation; enclosed spaces with no air circulation are high-risk. A non-contact moisture meter can help identify the exact damp spots in the wall.

For remediation, clean the visible mold from surfaces with a solution of diluted white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. However, this only addresses the symptom. The root cause—the thermal bridging and condensation—requires professional assessment. A certified inspector uses thermal imaging cameras to visually identify the cold spots and moisture meters to quantify the problem, which is often invisible to the naked eye.

Long-term, improving air circulation in the closet is key. Leave the door ajar occasionally or install a small vent. For a permanent solution, addressing the wall’s insulation is often necessary. Given the value of the items already affected and the structural nature of the probable cause, a professional inspection is recommended to prevent recurrence. Saniservice’s diagnostic testing can pinpoint the moisture source and extent of growth. You can reach them at 800-MOLDS (800-66537) or hello@saniservice.com for a assessment.
