How to find certified mold inspector for moisture source?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an interior wall. The AC vent is right above it and it feels damp. I'm worried it's spreading behind the clothes and into the walls, especially with the summer humidity coming. What's the best way to find a certified mold inspector who can also identify the moisture source?

Look for inspectors certified by bodies like the IICRC (Institute of Inspection, Cleaning and Restoration Certification) or IAQA (Indoor Air Quality Association), as these are globally recognized standards. In Dubai, many reputable professionals also hold certifications from local authorities like the Dubai Municipality or DHA, which is crucial for understanding regional building codes and common moisture issues.

Your description strongly suggests a condensation problem from the AC supply vent, a very common issue here due to the extreme temperature differential between cold air and humid room air. A competent inspector won't just test the mold; they will use a moisture meter to measure the wall's water content and a thermal imaging camera to visually identify cold spots and condensation pathways behind the wall. This is essential for finding the true source.

Ask potential inspectors directly about their process for identifying moisture sources. A credible answer will include the tools mentioned above and a clear explanation of how they will trace the problem, which could be a poorly insulated duct, a clogged drain pan, or negative air pressure pulling humid air into the wall cavity. They should provide a detailed report with lab results from an accredited microbiology lab identifying the mold type and a clear remediation plan. Avoid any company that immediately recommends a full remediation without first providing this diagnostic evidence and report.
