We've lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet. It's on the wall that faces the outside, and I'm worried it's coming from inside the AC unit or a leak we can't see, especially with all the humidity we've been having. The most likely culprit is interstitial condensation. An infrared thermal imaging camera can identify cold spots on the wall where moisture is condensing, which is a standard tool in a professional inspection.

For a persistent issue like this, a professional assessment is advised. They will use moisture meters to quantify the water content within the wall and take air and surface samples to identify the mold species, which determines the appropriate remediation steps. Simply cleaning the visible patch will not stop it from returning if the underlying moisture source isn't found and corrected.
