How to find the source of black mold?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It's been incredibly humid the last few weeks and I'm worried the condensation from the AC is making it worse. What's the best way to get a proper inspection to find the actual moisture source so we can fix it for good and not just clean the surface?

Based on your description, the black mold in your closet is a classic symptom of a hidden moisture issue, likely exacerbated by Dubai's high humidity and continuous AC operation. The wall facing the outside is a prime suspect for a thermal bridge, where outdoor heat meets the interior's cooled air, leading to significant condensation within the wall cavity itself. Simply cleaning the visible mold is a temporary fix; the underlying moisture source must be identified and rectified.

A proper inspection is a forensic process. It begins with a comprehensive visual assessment to map the extent of visible growth and identify potential intrusion points. This is followed by the use of specialized tools. A thermal imaging camera is critical; it will identify temperature differentials behind walls, pinpointing cold spots where condensation is occurring. A moisture meter, with both pin and pinless capabilities, will then be used to take quantitative readings of the building materials to confirm the presence and saturation level of moisture within the wall, floor, and ceiling structures. Air and surface sampling may also be conducted to identify the specific mold species and spore concentration levels in the indoor air, which is important for assessing health risks and planning remediation.

This diagnostic approach is essential to determine if the issue is internal condensation, a leaking pipe within the wall, or a more serious breach in the building envelope. For a definitive diagnosis and a permanent solution, I strongly recommend a professional inspection. Our certified team at Saniservice uses this exact methodology to locate the source and provide a actionable remediation plan.
