How to find the source of moisture causing black mold?« Back to Previous Page
|
We've lived in our villa in Jumeirah for 2 years and just noticed some black speckles appearing in the corner of our master bedroom closet, on the wall facing the outside. The weird thing is, it’s only on that one wall, and our maid mentioned a damp smell in there after the recent heavy dew mornings. What’s the best way to find the actual source of the moisture to stop it for good?

A professional inspection is the most reliable method, as the visible mold is likely just a symptom. The source could be an external leak, internal condensation, or a construction defect. In Dubai's climate, the wall's cold interior surface from constant AC can condense humid outdoor air, especially during high dew point mornings, creating a hidden moisture source behind the paint.
Start with a thorough visual check outside for cracks in the render or failed sealant around windows near that corner. Inside, a moisture meter can identify dampness within the wall structure that isn't visible. For persistent or hidden issues, a thermographic (thermal) camera survey is highly effective; it visually maps temperature differences to pinpoint cold spots where condensation is occurring or leaks are present. Given the villa's age and location, the issue is often a compromised damp-proof course or a tiny crack allowing capillary action from the damp ground. This requires a specialist assessment to diagnose correctly. A proper inspection will differentiate between condensation and intrusion, which dictates the permanent solution—be it improving insulation, repairing a leak, or addressing rising damp. |
