How to find the source of wall moisture causing mold?« Back to Previous Page

Our villa in Jumeirah Park has been feeling way too humid lately, and we just found some black spots in the corner of our master bedroom closet. It's on the wall that faces the outside, and I'm worried the recent heavy dew in the mornings is getting in. What's the best way to find the actual source of this moisture to stop it for good?

Start with a thorough visual inspection. The black spots in your closet on an external wall, combined with Dubai's high humidity and heavy morning dew, strongly suggest condensation or a small leak. Check for cracks in the exterior render, failed sealant around windows, or compromised damp-proof course, which are common entry points for moisture in local villas.

Next, assess indoor humidity. Use a hygrometer; consistent readings above 60% RH indoors indicate a systemic issue, often from AC units not dehumidifying properly or a lack of ventilation. Run your AC continuously on "dry" mode to see if the spots dry out. Also, inspect the AC drain line for blockages that could cause overflow into walls.

For persistent or hidden moisture, a professional inspection is necessary to find the source definitively. They use non-invasive tools like thermal imaging cameras to detect cold spots (indicating condensation risk) and moisture meters to quantify water content within the wall itself, pinpointing the exact leak location without destructive probing. This is critical, as the visible mold is often just a symptom of a problem inside the wall cavity. A proper inspection will differentiate between condensation from indoor humidity, a penetrating leak from outside, or even a rising damp issue, as each requires a different remediation strategy to stop it for good.
