The AC in our villa in Jumeirah 3 seems to be leaking condensation onto the bedroom ceiling, and now we’re getting these black spots in the corner. The black spots are almost certainly active mold growth, likely Cladosporium or Stachybotrys (black mold), feeding on the constant moisture from the condensation leak.
Simply wiping the visible mold is a temporary and ineffective solution, as the microscopic hyphae (roots) penetrate the gypsum board ceiling. The source of the moisture must be addressed first. The condensation leak indicates a fault in your AC system, typically a blocked condensate drain line, a damaged drain pan, or insufficient insulation around the cold air ducts in the ceiling void. Until this is repaired by a certified HVAC technician, the problem will persistently return. For effective remediation, the affected section of ceiling drywall is likely compromised and may need to be carefully removed and replaced after the leak is fixed.
