The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’ve spotted a small black patch of mold starting to form on the base of the wall. I had the AC serviced a few months ago, but this is a new issue. What’s the best way to tackle this myself to stop it from spreading, and how can I prevent the condensation from happening again in the first place?

The immediate step is to stop the moisture source. Dry the wet carpet and wall area completely with a fan or dehumidifier. For the small mold patch on a hard surface, a solution of diluted white vinegar or a dedicated mold remover can be effective; wear an N95 mask and gloves during cleaning. However, if the mold is on porous drywall or has spread inside the wall cavity, surface cleaning is insufficient and the affected material may need to be cut out and replaced.

The root cause is the AC condensation leak. This is extremely common in Dubai's high humidity, where AC units work hard and drain lines can easily clog with algae and dust. Check if the drain pipe is blocked; a common DIY fix is pouring a cup of warm vinegar down the condensate drain line access point to clear minor algae clogs. Ensure the AC unit's drain pan is not cracked and is properly sloped. The previous service may not have addressed the drainage system.

To prevent recurrence, regular AC maintenance is key, specifically requesting the technician to clear and vacuum the drain line during each service. Improving room ventilation can reduce ambient humidity levels that contribute to condensation. For persistent leaks or if the mold returns after cleaning, the issue is likely internal to the AC unit or ductwork. In such cases, a professional inspection is recommended to assess for a damaged drain pan, improper installation, or microbial growth within the system itself, which requires specialized equipment to address properly.
