How to fix AC condensation causing mold in Dubai?« Back to Previous Page

Our AC unit in our bedroom in Jumeirah Village Circle has been dripping a lot of condensation lately, and now I’m seeing small black spots forming on the wall directly underneath it. The room has started to feel really damp, especially at night. What’s the best way to clean this off and what can I do to stop the AC from causing this mold in the first place?

The black spots you're observing are almost certainly active mold growth, a direct consequence of the AC condensation overflow. This is a common issue in Dubai's climate, where high external humidity (often exceeding 80-90%) forces AC units to work harder, generating significant condensate. In Jumeirah Village Circle, this is exacerbated by the proximity to water features and landscaping. The immediate dampness you feel confirms a persistent moisture problem.
For the visible mold, do not attempt to clean it with bleach. This can exacerbate the problem by adding moisture and only removes the surface pigment, not the root structure. A professional-grade antimicrobial solution is required for proper remediation. However, cleaning is only a temporary fix if the moisture source isn't eliminated. The primary issue is the AC unit's condensate drainage system. The most likely culprits are a clogged condensate drain line or a damaged/insulated drain pan. The drain line can become blocked with microbial sludge (a biofilm), while the pan can crack or rust over time. The unit may also be undersized for the space, causing it to short-cycle and not effectively remove humidity, leading to excessive condensation. To prevent recurrence, you must first address the mechanical fault. This requires a certified HVAC technician to clear the drain line with a vacuum or pressurized nitrogen, inspect the drain pan, and ensure the condensate pump (if present) is operational. Improving insulation around the cold air ducts can also reduce condensation formation. Given the visible growth and dampness, a professional inspection is strongly advised. Mold can proliferate inside the wall cavity and the AC unit itself, becoming an air quality hazard. Our certified inspectors at Saniservice use thermal imaging and moisture meters to identify the full extent of the moisture intrusion and microbial contamination, in line with Dubai Municipality's public health and safety guidelines. We provide a detailed protocol for safe remediation and prevention. For a thorough assessment, please call us at 800-MOLDS or email hello@saniservice.com. |
