The AC in our villa in Mirdif seems to be leaking condensation into the wall behind it, and we’ve just discovered a huge patch of black mold there. This probably started over the humid summer but we only spotted it now while cleaning. We had the AC serviced, but how can we properly clean the wall and fix the underlying issue so this doesn’t just come back next season?

The black mold is likely due to chronic condensation leakage from your AC drain line or a faulty drip pan, a common issue in Dubai's humid climate where ACs run constantly. The priority is fixing the water source before addressing the mold, otherwise it will return.

First, have a certified HVAC technician inspect the unit to identify and repair the leak—often a clogged drain line or misaligned drain pan. To remediate the mold, the affected drywall is likely compromised. For a patch larger than one square meter, professional removal is advised to prevent spore dispersion. The contaminated section of wall should be carefully removed and replaced.

Before reinstalling drywall, the area must be thoroughly dried using industrial dehumidifiers and treated with an antimicrobial solution to eliminate any residual mold roots. Simply cleaning the surface is insufficient. For health safety during any disturbance of the mold, seal the area and use an N95 mask at a minimum.

To prevent recurrence, ensure your AC unit is serviced biannually, just before and after the peak summer season, to keep the condensate drain line clear. Maintaining a consistent indoor temperature also reduces excessive condensation buildup.
