Our AC unit in the bedroom has been leaking a bit of water onto the carpet, and now I've spotted a few small black patches forming on the skirting board behind the bed. This is our second winter in the Marina apartment and it's the first time we've had this issue. What's the most effective way to clean this to stop it from spreading, and how can I fix the AC drip to prevent it from coming back?

The AC drip is likely from a clogged condensate drain line, common when units run constantly in humid climates. Shut off the unit, check the drain pipe for blockages, and flush it with a mixture of warm water and vinegar. For the mold, wear an N95 mask and gloves. Wipe the affected skirting board with a solution of detergent and water, then dry it thoroughly with a fan. Do not use bleach, as it doesn't prevent regrowth and can damage surfaces.

Since the mold is from a recurring water issue and is on a porous material like wood, surface cleaning may not be sufficient. Hidden growth inside the wall or AC system is a possibility in Dubai's climate. The most effective long-term fix is to repair the AC leak at its source and ensure the area is completely dry. For leaks you can't resolve or if the mold returns, a professional inspection with moisture mapping can identify the full extent of the problem.
