The AC in our villa in Mirdif seems to be constantly leaking, and we've started to see small black spots in the corner of our master bedroom closet on the outside wall. That leak and mold growth are classic signs of a condensation issue, extremely common in Dubai villas due to the high humidity and constant AC operation. The most effective way to tackle this for good requires addressing both the symptom (the mold) and the root cause (the moisture).
First, address the active leak. This is not a DIY fix. A certified HVAC technician needs to inspect the AC unit's drain pan and condensate drain line. In many cases, the line is blocked by microbial growth or debris, causing the pan to overflow. They must clear the blockage, ensure the drain line has a proper slope for water to flow out, and verify the pump (if present) is working. Simply wiping the leak away will not stop it from recurring. For the existing black spots on the wall, avoid simply bleaching them. Bleach only removes surface color and does not kill the root structure of the mold. More importantly, the moisture from the leak has likely penetrated the wall, meaning the mold growth could be more extensive inside the cavity. A professional inspection with a borescope can assess the extent of the damage behind the wall. Remediation involves isolating the area, removing contaminated porous materials like drywall or insulation, and HEPA vacuuming to capture spores. To prevent it from coming back, after the leak is fixed and remediation is complete, consider improving insulation on that cold outer wall to reduce condensation formation. Consistently running a dehumidifier in that room, especially during peak humidity months, can also help maintain a dry environment that is resistant to mold regrowth. The key is eliminating the moisture source; without it, mold cannot grow. |
