How to fix AC leak and black mold in rental« Back to Previous Page
|
My AC unit in my bedroom closet has been leaking a little bit of water, and I've just spotted black spots forming on the wall behind it. It’s a rental apartment in Jumeirah Village Circle and this seems to have started since the humidity really kicked in. What's the best way to treat this myself to get my security deposit back, and how can I stop the AC from leaking in the first place?

Stop the leak first to prevent more mold. The black spots are likely mold from the constant moisture. In Dubai's high humidity, ACs often leak due to a clogged condensate drain line. Locate the white PVC pipe coming from your indoor AC unit; a partial blockage is common. You can try flushing it with a mix of warm water and vinegar.
For the mold, a solution of white vinegar or a dedicated mold cleaner can remove the surface growth on non-porous surfaces. However, if the mold has penetrated the drywall, you may need to cut out and replace the affected section to properly remediate it, as spores can remain deep within. Be aware that as a tenant in Dubai, you are typically responsible for minor maintenance, but significant water damage or mold issues stemming from a faulty AC unit might be the landlord's responsibility to fix, depending on your tenancy contract. For your security deposit, document everything with photos before, during, and after your cleanup to prove you addressed the issue. If the mold covers an area larger than one square meter, or if you or anyone in the home is experiencing respiratory issues, a professional inspection is strongly advised to assess the full extent. A certified mold assessment, which includes lab analysis, can provide a definitive report for both you and your landlord. To prevent recurrence, ensure your AC drain line is cleaned annually, especially before the peak summer humidity. |
