How to fix AC leak and prevent mold behind skirting?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit of water, and now I’m seeing these black spots along the edge of the carpet where the wall meets the floor. I’m really worried it’s spreading behind the skirting board. What’s the best way to tackle this myself to stop it from getting worse and prevent it from coming back after I clean it?

Stop the AC leak first. Turn off the AC unit, check the condensate drain line for a clog (a common issue here), and clear it with a stiff wire or a wet/dry vacuum. Mop up all standing water immediately.

For the visible mould on the carpet edge, a solution of white vinegar or a dedicated mould cleaner can be used on non-porous surfaces. However, the skirting board likely hides more growth. You must remove the skirting to inspect and clean the wall and flooring beneath. In Dubai's humidity, mould can regrow quickly if any moisture remains.

Preventing its return requires fixing the root cause: the condensation. Ensure your AC unit is serviced regularly to prevent future drain pan overflows. Keep the room's humidity low; running a dehumidifier alongside the AC can help, especially during the more humid winter months.

For a leak that has persisted, the dampness may have penetrated deep into the wall or subfloor. A professional inspection with moisture meters is the only way to verify the full extent and ensure it's properly dried. If the mould covers a large area or you smell a persistent musty odor, DIY cleaning is not advised due to potential health risks and the high likelihood of recurrence.
