The AC unit in my bedroom in our Jumeirah villa seems to be leaking a bit of water onto the carpet, and now I'm seeing a few small black spots on the wall behind the curtain. It's been crazy humid lately and I'm worried it's the start of a mold problem. What's the best way to dry this out and clean it to stop it from spreading?

Stop the AC unit immediately and turn off its circuit breaker to prevent electrical hazards. The water leak is likely due to a clogged condensate drain line, a common issue in Dubai's high humidity where ACs run constantly. The black spots are almost certainly mold, as this combination of moisture and organic material (dust in the line, carpet fibers) creates an ideal breeding ground.

First, address the leak. The condensate drain pan or line is probably blocked. You can attempt to clear the PVC drain line with a wet/dry vacuum or by flushing it with a vinegar and water solution. Ensure the drain pan is sloped correctly and not cracked. Until the leak is fully repaired, do not run the unit.

For the affected area, dry it thoroughly within 24-48 hours to prevent further mold growth. Use fans and dehumidifiers; opening windows can help if the outdoor humidity is lower than indoors, which is rare during summer. For a small area on a hard surface, cleaning with a diluted detergent solution may suffice. However, porous materials like carpet and drywall can harbor mold deep within. If the carpet is wet, it may need professional extraction and drying.

Given the visible spots on the wall, the mold may have penetrated the gypsum board. Surface cleaning often won't remove it entirely. For a situation like this in a bedroom, a professional inspection is strongly recommended to assess the extent behind the wall and ensure it's remediated correctly. The Dubai Municipality has guidelines for proper mold remediation to prevent cross-contamination. Improper cleaning can aerosolize spores and spread the problem.

To prevent recurrence, ensure your AC unit undergoes regular professional maintenance, including cleaning the drain line and pan. Maintaining a consistent indoor temperature can also reduce excessive condensation. Companies with their own microbiology labs can provide before-and-after testing to verify the space is truly mold-free after remediation.
