How to fix AC leak and prevent mold in apartment?« Back to Previous Page

The AC unit in my bedroom in our Marina apartment has been leaking a little bit of condensate onto the carpet below it. I’ve noticed a faint, damp smell in the air for the past couple of weeks, and I'm worried it's the perfect condition for mold to start growing behind the wall or under the carpet. What’s the best way to completely dry the area and prevent this from turning into a bigger problem?

That's a very common and serious issue here in Dubai, especially in coastal areas like Marina where the high humidity exacerbates any moisture problem. An AC leak is essentially creating a perfect breeding ground for mold. Here's the immediate action plan.

First, address the source. The condensate drain line is likely clogged with algae or dust, which is common. Turn off the AC unit at the circuit breaker to stop the water flow. You can attempt to clear the drain line from the access point near the indoor unit using a wet/dry vacuum. However, if you're not comfortable, this is a job for your building's HVAC maintenance team. Dubai Law often mandates that the building management is responsible for the central AC systems and their drainage.

For the affected area, you must dry it completely. Simply wiping the surface isn't enough. Pull back the carpet and underlay if possible. Use high-volume fans and a dehumidifier (rentals are available) for at least 48-72 hours to draw moisture out of the carpet, padding, and the concrete slab beneath. The "faint damp smell" is a major red flag indicating microbial growth has likely already begun.

Given the duration and the fact moisture may be trapped inside the wall cavity, a professional inspection is strongly advised. We use thermal imaging cameras and moisture meters to find hidden dampness that isn't visible. If mold is present, improper cleaning can aerosolize spores and spread the contamination.
