How to fix AC leak and prevent mold in JVC?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking water onto the carpet below the unit, and now I'm seeing a few small black spots along the base of the wall. It's been super humid lately and I'm worried this is the start of a bigger mold problem. What's the best way to fix the leak and treat this area myself to make sure it doesn't spread?

The water leak must be addressed first, as moisture is what allows mold to grow. Start by turning off the AC unit to stop the water flow. The leak is most commonly caused by a clogged condensate drain line, which is a frequent issue in Dubai's high-humidity climate where ACs run constantly. You can attempt to clear it by vacuuming the drain line's access point near the indoor unit or flushing it with a mixture of warm water and vinegar.

Dry the soaked carpet and wall immediately. Use a wet-dry vacuum to extract as much water as possible, then place a dehumidifier and fans directly at the site for at least 24-48 hours. For the small black spots, wearing an N95 mask and gloves, wipe the area with a microfiber cloth and a solution of diluted detergent. Avoid bleach, as it doesn't prevent regrowth and can damage materials.

Even after you clean the visible spots, mold can grow inside the wall or under the carpet padding where you can't see it. In the UAE's humid environment, what you see is often just the surface manifestation of a larger problem. A professional inspection with moisture meters and thermal imaging is the only way to verify the wall cavity and structure are truly dry and free of hidden colonization. For a leak of this nature, that assessment is strongly recommended to prevent ongoing issues.
