How to fix AC leak and remove mold permanently?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little bit of water onto the carpet for a couple of weeks, and now I'm seeing a small black patch of mold forming in the corner. I've wiped it with vinegar, but I'm worried it's just going to come back and the humidity isn't helping. What's the best way to fix the leak and permanently clean this area to stop it from spreading?

The AC leak must be fixed first, or the mould will return. In Dubai's climate, the constant condensation and high humidity create a perfect environment for regrowth. The leak is likely a clogged condensate drain line, a very common issue here. You can try flushing the line with a vinegar solution, but if the clog persists, an HVAC technician will need to clear it professionally.

For the existing mould, vinegar only kills surface mould and won't address the roots in porous materials like carpet. For a small patch, scrub with a dedicated mould remover, but the carpet and underlying padding are likely compromised. If the mould has been growing for weeks, it has probably penetrated deep into the fibres and subfloor.

Given the ongoing moisture, the only permanent solution is to cut out and dispose of the affected carpet section and any wet underlay. Thoroughly dry the concrete subfloor with dehumidifiers before installing new padding and carpet. In many Dubai villas, this type of persistent moisture can lead to structural issues if ignored.

For a situation involving a leak and visible growth, a professional inspection is recommended to assess the full extent. They use moisture meters to find hidden dampness and can confirm the area is fully dry—the critical step to prevent it from coming back. Our lab often identifies species from such scenarios; while many are irritants, some can pose greater risks, especially in a bedroom.
