How to fix AC leak and treat black mold?« Back to Previous Page

Our master bedroom AC unit in our Jumeirah Park villa has been leaking a bit of water onto the carpet below for the last couple of months, and now I’m seeing a few small black spots spreading on the back wall behind the curtain. I’m really worried this is the start of black mold, especially with the humidity rising. What’s the most effective way to fix the leak and treat the wall to stop it from coming back for good?

The water leak is the primary issue that must be fixed first; the mold is a symptom. In Dubai's humidity, any persistent moisture from an AC drain line clog or faulty condensate pump will quickly lead to mold growth on organic materials like drywall or carpet.
For the leak, a technician needs to clear the clogged condensate drain line, which is the most common cause. They should also check the drain pan and pump for cracks or failure. Until the leak is professionally repaired, the mold will continue to return. For the wall, the treatment depends on the extent. Small, surface-level spots can sometimes be cleaned with a detergent solution, but porous materials like drywall can harbor mold deep within. If the staining is more than superficial, the affected section of drywall and the wet carpet underneath likely need to be removed and replaced to prevent regrowth and spore circulation. Simply painting over it is ineffective. Given the spread you’ve described and the duration of the leak, a professional inspection is strongly recommended. They can identify the exact mold species and assess the full scope of moisture damage inside the wall cavity, which isn't visible. Proper remediation follows DHA and DM guidelines for containment and removal to prevent cross-contamination. After fixing the leak and removing the damaged materials, ensuring the area is completely dry before any reconstruction is critical for a permanent solution. |
