The AC in my apartment in Jumeirah Village Circle seems to be constantly leaking water onto the carpet below the unit, and now I’m seeing these black spots appearing on the wall. We run the AC almost 24/7 because of the heat, but it’s created a really damp environment. What’s the most effective way to treat this mold and stop the leak from causing it again for good?

That leak is a clear sign of a blocked condensate drain line, a very common issue here due to our high humidity levels causing constant AC condensation. The damp carpet and wall are creating an ideal environment for mold growth.
First, stop the leak. You must call a qualified HVAC technician to clear the blocked drain line and ensure the drain pan is functioning correctly. This is the only permanent solution to the water issue. For the existing mold, surface-level cleaning on non-porous materials can be done with a detergent solution, but porous materials like drywall and carpet padding often require professional remediation. The mold you see on the surface is likely just the fruiting body; the root structure (mycelium) can penetrate deep into the building materials. Given the extent of the dampness and visible growth, a professional inspection is strongly recommended. They can assess the moisture content within the wall and carpet subfloor, which is critical to ensure the mold is fully addressed. In many cases, cutting out and replacing the affected section of drywall and underlying padding is necessary to prevent regrowth. For a lasting solution, after fixing the leak and remediating the mold, consider using a dehumidifier in the room alongside your AC to help manage the indoor humidity level, which should ideally be kept below 60% to inhibit mold growth. |
