How to fix and prevent closet dampness and mold?« Back to Previous Page

My bedroom closet on the outside wall has a persistent damp smell, and I’ve just found a few small black spots on a leather bag I stored in there. We’ve had the AC running constantly, but the humidity in that corner just feels different. What’s the best way to treat this small area and what can I do to stop the moisture from building up there again?

A small, isolated case like this is often manageable yourself, provided you address the source of the moisture. The black spots are likely surface mould feeding on the organic material of the leather, a common issue here due to our high ambient humidity and the condensation that can form on cooler exterior walls.

For treatment, first take the affected items out of the closet. Clean the leather bag with a leather cleaner or a dilute solution of white vinegar and water, then allow it to dry completely away from the damp area. To treat the closet itself, wipe down the walls and shelves with a solution of one part household bleach to ten parts water. This will kill surface mould. Ensure the area is well-ventilated while you clean.

The critical step is stopping the moisture. The dampness on an exterior wall is frequently caused by thermal bridging—where the hot, humid outdoor air meets the cooled interior wall, causing condensation to form inside the closet. This is exacerbated by keeping the closet tightly shut with no air circulation from your AC. To prevent recurrence, leave the closet doors slightly ajar to allow cooled, dehumidified air from your AC to circulate inside. If possible, avoid pushing items tightly against the exterior wall. Using a moisture-absorbing product like silica gel packs inside the closet can also help control the micro-climate.

If the mould returns quickly, spreads, or you notice a musty smell permeating the room, the issue may be more systemic. In such cases, a professional inspection can identify hidden condensation issues or less obvious water leaks. They use moisture meters and thermal imaging to pinpoint the exact source of the dampness, which is the only way to achieve a permanent fix.
