How to get building management to inspect mold in AC?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be blowing out a weird, damp smell that’s settled into the curtains and the kids' bedrooms. My youngest has been sneezing non-stop since last week, and I'm starting to worry it's mold in the ducts, especially with all the humidity. What’s the best way to get the building management to take this seriously and actually do a proper inspection and cleaning?

First, document everything. Take photos or videos showing the affected areas like the vents and damp curtains, and note the date the smell started. Keep a simple log of your child's symptoms and when they worsen after the AC runs. This creates a clear, factual record.

Formally email the building management or owner's association, referencing Dubai Municipality's Public Health & Safety regulations which hold them responsible for maintaining healthy indoor environments, including HVAC systems. Attach your evidence and specifically request a comprehensive AC duct inspection and cleaning to address potential microbial growth. Avoid emotional language; state the facts about the damp smell and health concerns.

If they are unresponsive, you can escalate the matter by filing a complaint with Dubai Municipality through their app or website, referencing your initial communication. For your own peace of mind, consider hiring an independent indoor health company to conduct an AC microbiological swab test. A verifiable lab report identifying specific mold types and concentrations provides undeniable evidence to present to management, making it much harder for them to ignore a scientifically documented health concern.
