How to get landlord to clean moldy AC in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this damp, earthy smell for the past few weeks, especially right when it kicks on. I just pulled the filter and the area around it looks fine, but I'm worried the mold is hidden deep inside the unit or in the ducts from all the humidity. What's the best way to get my landlord or building management to properly inspect and clean the entire AC system to stop this?

That damp, earthy smell from your AC in JVC is a classic red flag for hidden mold growth, a very common issue here in Dubai's humid climate. The fact that your filter area looks clean suggests the contamination is likely deeper within the evaporator coils, the drip pan, or the ductwork—places you can't see without specialized tools.

Your first step is to formally notify your landlord or building management in writing (email is best for a paper trail). Clearly describe the persistent musty odor and express your health concerns. Politely but firmly request a comprehensive inspection and cleaning of the entire AC system, not just a filter change.

Under UAE tenancy law, specifically Law No. (26) of 2007, landlords are obligated to provide habitable premises and maintain the property, which includes ensuring the AC system is in good working order. A malfunctioning unit producing mold spores can be argued as a breach of this obligation.

Do not accept a superficial cleaning. Insist on a professional mold inspection from a certified company like ours. We use borescopes to see inside ducts and moisture meters to find hidden dampness that causes mold. A proper remediation involves antimicrobial coil cleaning, ductwork sanitization, and addressing the underlying moisture source.

If they are unresponsive, having a professional report can strengthen your case immensely.

For a thorough inspection and to get the problem solved correctly, call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide the documentation you need to ensure your landlord addresses this properly.
