How to get mold inspection for exterior wall?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an exterior wall. It seems to have gotten worse since the recent humidity, and I'm worried it's spreading behind the clothes. What's the best way to get a proper mold inspection done here to find the root cause, and should I be looking for a company that does moisture mapping or something else?

An exterior wall mold patch in Dubai's climate typically indicates a moisture issue, often from condensation due to the extreme temperature differential between your AC-cooled room and the hot, humid outdoor air. The root cause could be a thermal bridge in the wall, a tiny crack in the building envelope, or inadequate insulation.

For a proper inspection, you need a professional who uses diagnostic tools beyond visual assessment. The most critical tool is a moisture meter to map the exact dampness levels within the wall cavity. A thermal imaging camera is also highly valuable, as it can visually identify cold spots (thermal bridges) and hidden water intrusion that isn't yet visible. This "moisture mapping" is essential to find the source, not just the symptom.

Look for a provider that offers a comprehensive assessment, including a written report detailing the moisture readings, thermal images, and the identified cause. They should also take air and/or surface samples for lab analysis to identify the mold species, as this determines the appropriate remediation protocol. In Dubai, any company you hire should be able to explain how their process aligns with international standards like the IICRC S520.

Given the location on an exterior wall, involve your building management if you are in an apartment, as the issue might originate from the building's exterior and could be their responsibility to address from the outside.
