How to handle black mold from AC leak in bedroom?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading along the corner where the wall meets the ceiling in our master bedroom in Jumeirah. It's right behind the headboard and I think it might be from a small AC leak we didn't catch. What's the best way to handle this safely ourselves, or should I just call a professional cleaning company right away?

Black mold growth from an AC leak is common here due to Dubai's high humidity and constant AC use, which creates condensation. The first step is to stop the moisture source. Check the AC unit's condensate drain line for a clog and ensure the drip pan is functioning; this is often the culprit.

For a small patch (under one square meter), you can handle it yourself with caution. Wear an N95 mask, gloves, and safety glasses. Isolate the area and place a fan in a window to exhaust spores outside. Scrub the area with a mixture of detergent and water. Avoid bleach, as it doesn't prevent regrowth and can damage porous materials like drywall. After cleaning, let the area dry completely using a dehumidifier or fan.

However, if the mold has penetrated the gypsum board or insulation behind it—which is likely if the leak was ongoing—the wall material itself can be contaminated. In such cases, cutting out and replacing the affected section is the only permanent solution to prevent spores from remaining inside the cavity.

Given its location in a bedroom and the potential for hidden damage, a professional inspection is recommended. They can use a moisture meter to check the wall's internal humidity and a borescope to see inside the cavity, confirming the full extent. For health safety, especially with black mold, remediation that follows IICRC standards ensures it's contained and removed properly, not just wiped superficially. A company with its own microbiology lab can also test a tape-lift sample to confirm the species, as not all black-colored mold is the notorious Stachybotrys, and this informs the necessary safety precautions.
