How to handle black mold in Al Barsha villa closet?« Back to Previous Page

We've lived in our villa in Al Barsha for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some clothes. It’s been really humid lately and I think it might be spreading from the outside wall. What's the best way to handle this properly and who should I call for a reliable inspection?

First, isolate the area to prevent spores from spreading. Move the clothes and any other items away from the affected corner. Avoid disturbing the patch directly, as this can release spores into the air.

Given Dubai's high humidity and the fact it's on an exterior wall, this is likely a condensation issue. The temperature difference between the air-conditioned interior and the hot exterior wall creates a perfect environment for mold. The recent humidity has probably accelerated its growth.

For a small patch (under one square foot), you can clean it yourself with a solution of diluted white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. However, since it's behind items and you suspect it's spreading from the wall, a professional assessment is strongly recommended. The mold you see is often just the surface manifestation; the root cause inside the wall cavity could be more significant.

You should call a certified mold inspector, not a general handyman. A proper inspection involves moisture meters to find the source of water and often air or tape-lift samples sent to an accredited microbiology lab to identify the species. This is critical in the UAE, as some species common to our climate, like Aspergillus, require more careful handling.

They will provide a protocol for remediation, which for wall cavities usually involves controlled removal of affected building materials, HEPA vacuuming, and antimicrobial treatment. The most important step is fixing the underlying moisture issue, which could require improving wall insulation or addressing external water ingress.

For a reliable inspection, look for a company that is a member of a recognized industry body like the Indoor Air Quality Association (IAQA) and can provide a detailed report with lab results from a Dubai Municipality-approved laboratory. This verifiable data is what separates a proper diagnosis from a simple cleaning service.
