How to handle black mold removal in Dubai villa?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a bunch of black, speckled spots appearing along the corner where the wall meets the ceiling in our master bedroom. It’s spreading and has a really damp, earthy smell, especially when the AC kicks on. We had that really humid spell a couple of months ago and I’m worried it started then. What’s the best way to handle black mold removal here in Dubai, and should I call a professional company or is it something I can tackle myself with products from Ace Hardware?

The black speckled spots at your wall-ceiling junction are a classic sign of condensation-related mould, extremely common in Dubai villas after humid periods. The continuous AC use creates a cold surface on that corner, and when humid air hits it, condensation forms, providing the perfect environment for mould growth.
For a small area (under one square meter), you can attempt to clean it yourself. Use a diluted bleach solution (1 part bleach to 10 parts water) or a dedicated mould remover from a hardware store. Always wear an N95 mask, gloves, and eye protection. Scrub the area thoroughly and let it dry completely. However, this only addresses the visible growth, not the underlying moisture source. Given the description of spreading and a persistent damp smell, this suggests a more significant issue. The mould is likely growing on both sides of the wall, and the AC system may be spreading spores, which is why you notice the smell when it turns on. In this case, professional assessment is strongly recommended. A proper inspection will identify the exact moisture source—whether it's condensation, a hidden pipe leak, or seepage from the roof. They will also assess the AC unit and ductwork for contamination. Remediation involves containing the area, removing contaminated porous materials like drywall or insulation, HEPA vacuuming, and antimicrobial treatment. Simply cleaning the surface often fails as the mould hyphae penetrate deep into the material. Look for a company that provides a detailed report with before-and-after lab analysis to verify the species and confirm the spore count has been returned to safe levels. This is the only way to be certain the problem is resolved for good. |
