How to handle landlord for black mold under carpet in Dubai??« Back to Previous Page

The AC in our bedroom has been leaking a little for a while, but after the recent heavy humidity, we just pulled back the corner of the carpet and found a huge patch of black mold on the concrete underneath. We've lived here for 2 years in Jumeirah Village Circle and I'm really worried about our health and the damage. What's the proper way to handle a mold issue like this with my landlord here in Dubai?

Document the issue immediately with clear photos and videos showing the mold and the AC leak source. Under Dubai Law No. 26 of 2007 (Amended by Law No. 33 of 2008), landlords are responsible for maintenance of structural issues and essential services like AC, which includes rectifying the leak and the resultant damage.
Notify your landlord/property management company in writing via email, stating the health risk and property damage, and request immediate remediation. The persistent high humidity in JVC, combined with a constant AC leak, creates a perfect environment for extensive mold growth on concrete, which often requires professional remediation. For a patch you describe as "huge," a professional inspection is strongly advised to assess the extent within the concrete slab and behind walls. DIY removal can aerosolize spores and spread contamination. Remediation involves fixing the AC leak first, then proper containment, removal of affected materials like the carpet and underlay, and specialized cleaning of the concrete. A reputable company with a microbiology lab can identify the mold type and provide a post-remediation verification report, which is solid evidence the issue is resolved. This scientific documentation is crucial for your health and for any dispute with the landlord over responsibility for the costs. |
