How to inspect and fix AC leak causing mold?« Back to Previous Page

The AC in our master bedroom has been leaking a bit and now I'm finding these black spots along the bottom of the wall behind the curtain. I'm worried it's mold, especially with the humidity lately. We've been in this villa in Jumeirah for about five years and this is the first time we’ve had this problem. What's the best way to get a proper inspection done to find the source and make sure it doesn't come back after cleaning?

A professional inspection is the only reliable way to handle this, as your situation involves both a water leak and visible growth. In Dubai's high humidity, an AC leak creates the perfect environment for mold to proliferate inside the wall cavity, not just on the surface.

The inspection must identify two things: the source of the condensate leak from the AC unit and the full extent of the mold contamination. A proper assessment uses tools like moisture meters and thermal imaging cameras to find hidden dampness behind the wall. Surface cleaning alone will fail, as the mold will return from the moisture trapped within.

For the AC unit, a technician should check the condensate drain line for a clog—the most common cause—as well as the drain pan and insulation. For the wall, the inspection should determine if the drywall needs to be opened to dry and treat the cavity. Look for a provider that can offer a clear protocol based on their findings and, if necessary, uses lab analysis to identify the mold type, which dictates the remediation method.

The goal is a fix that addresses the root cause. After remediation, ensure they provide verification, such as post-clearance testing, to confirm the space is dry and the mold count has returned to normal levels.
